January and February are good times to list (at least in our area). Going back to November; Thanksgiving and Christmas and New Years all take a bite out of the active market. So there is a lot of product that has been on the market for quite awhile. It is shop worn and over exposed. New product coming on now gets more interest and activity just because it is new. Buyers may jump at it just because it is different and a fresh face.

Plus as listings start to increase sellers will find themselves with new invnetory to look at too. A win-win!
